  • What is an exclusive buyer's agent?
    An exclusive buyer's agent is an agent that takes no listings and never represents sellers in real estate transactions. Further more, he/she works for a firm that never takes listings or represents sellers. The agent and firm strictly represent the best interest of real estate purchasers.
  • Why would an agent and /or agency choose to give up the listing side of the real estate business?
    In order to provide a higher level of service to the client, the buyer, without conflict of interest that inevitably occurs when a firm represents both the buyers and sellers.
  • Is Northbound Outlook and its members licensed real estate agents and members of the National Association of Realtors?
    Yes, All of our agents and partners are licensed, either as a licensed sales person or broker, in the State of Wisconsin and are members of both the Wisconsin Realtors Association and the Realtors Association of Northern Wisconsin Board.
  • How does Northbound Outlook get paid?
    Typically there are no additional costs associated with working with Northbound Outlook, LLC or our partners compared to any other real estate firm. All listed property (Which makes up the vast majority of properties available in Northern Wisconsin) already has the agents commission built into the price. These commissions are split between the listing firm (sellers agent) and the buyers agent, Northbound Outlook, LLC, at the closing. Sometimes though, when Northbound Outlook helps our clients purchase for-sale-by-owner (FSBO) properties, we have to look to our buyers for our commission. But, in these cases our buyers are fully aware of the costs prior to making any written offer.
  • How will Northbound Outlook save me money on my transaction costs?

  • Will I have to sign a contract with Northbound Outlook to hire you as our agent?
    In Wisconsin, all real estate agents are considered agents of the seller unless a written buyer agency agreement between the buyer and the agent has been established. Since Northbound Outlook, LLC and our dedicated partners only work with buyers, it is imperative that we avoid any potential seller representation. If you hire our firm you will be asked to sign a contract that allows us to truly represent your best interests. It is a simple form that clearly outlines our fiduciary responsibilities to you as our client. There is also a clause in the contract that allows you to withdraw at anytime, so you never feel as if you are being "held hostage."
  • How do I get started with Northbound Outlook?
    Because you are, more than likely, located several hours away from your desired destination getaway location, we'll set up a time and place that we can meet that is convenient for you and your family. Often times at a local restaurant near your home. It is our goal to get to know you and your family prior to starting your property search. During our first meeting we'll start to create your "Getaway Profile" and answer any questions you might have.
